Property Information and Cancellation Policy

To ensure the best experience for all our guests, please review our essential policies. Booking a reservation signifies your agreement to these terms. If you have any questions, please contact us directly. 


Cancellation Policy


Standard Reservations:


  • 7 days notice or more: No penalty.
  • 6 to 3 days before arrival: 50% refund of one night plus tax.
  • Within 2 days of arrival: No refund.


Graduation Reservations:


  • 14 days notice or more before arrival: No penalty.
  • Within 14 days of arrival: You are responsible for the entire cost of the reservation. Your credit card will be charged in full unless the room(s) rebook. If rooms rebook, you will be refunded the difference, minus one night plus tax.


Cancellation Rules:


  • No exceptions are made for medical or family emergencies, inclement weather, missed/cancelled flights, etc.
  • The cancellation fee applies to changes in arrival/departure dates that result in a shorter stay.
  • If a reservation is changed to a future date, one-night deposit is non-refundable.
  • No refunds are provided for early departures, later arrivals or no-shows.
  • The request must be submitted via email to reservations@theamherstinn.com (reply with the confirmation email).


Check-In & Departure

 

  • Standard Check-in Time: Check-in begins at 3:00 PM.
  • Standard Check-out Time: Check-out is by 11:00 AM.


 Need a Little Extra Time?

  • Guaranteed Early Check-in 1:00 PM: For early arrivals, add a one-time fee of $25 and we'll make sure your room is ready by 1:00 PM.
  • Late Check-out until 1:00 PM: Extend your departure until 1:00 PM for a one-time fee of $25. Please contact our front desk directly to arrange this in advance, as it's subject to availability.


Terms and Conditions


Our Amherst Inn team endeavors to make your stay a pleasant and clean experience. The following Cancellation Policies and Terms & Conditions allows us to be responsible while serving our guests. Please review them to insure you know what to expect during your stay.

  •  Check-in Requirements: A valid government-issued photo ID and a credit card are required at check-in. The credit card will be charged for the full amount of your stay plus an additional preauthorization amount for incidentals. 
  • No Pets allowed on premises: $250 will be charged if a pet or animal is found on premises.
  • Age requirement: Minimum check-in age is 21.
  • Required at check-in: Government-issued photo ID and a credit or debit card for incidental charges.
  • Maximum persons: In one queen room is 2 adults, in two doubles is 4 adults, This limit includes children. Anyone found over the limit will be charged $25 per person, per night.
  • Lost key fee: Please ensure that all keys are returned to front desk or key drop. For each key not returned a $25 fee will be charged to your credit card.
  • Please do not use towels or washcloths as floor rags. Charges will apply if linen is damaged.
  • Quiet hours: We ask all guests to observe quiet hours between 10:00 PM and 8:00 AM to ensure a peaceful environment for everyone. Violations of quiet hours that disturb other guests may result in a warning and/or immediate eviction from the property without a refund. 
  • Safety features: Includes fire extinguisher, security system, and first aid kit.


Front Desk Hours of Operation

Our front desk is available 24 hours a day,


The lobby doors closes from 9:00 PM to 7:00 AM. If you anticipate a late arrival outside of designated hours, please call the front desk or our inn manager at 434-946-7641 prior to arrival to arrange your check-in. Upon arrival, please ring the doorbell at the lobby doors, and our front desk staff will assist you.
